EPC, Gas & Electric Safety

Better safe than sorry


An Energy Performance Certificate (EPC) provides you with information about how energy is used in a home or business premises, as well as the cost of the energy used. In certain situations, an EPC is a legal requirement which benefits everybody, as the ‘recommendation report’ included in the certificate suggests how to reduce the amount of energy spent. The EPC of a building’s performance is rated by three factors:

1. Energy use per square metre of floor area,
2. Energy efficiency based on fuel costs
3. Environmental impact based on carbon dioxide (CO2) emissions

The energy efficiency rating is then colour-coded by seven colours from green to red. Green is at the end of the scale indicating that the home is very energy efficient, and in turn, with lower running costs. This is the opposite with the other end of the scale, red, meaning the home is not energy efficient, and has higher running costs.

By law, an EPC is required when a building is constructed, sold or put up for rent, and the certificate lasts for up to 10 years. An EPC is provided by law, free of charge, if you are considering buying or renting a home.

Gas Safe
Buildings which contain any gas appliances, such as ovens, cookers, boilers or any other gas appliances, will need to be properly installed and maintained. This is because gas appliances can cause a danger of fire, explosion, gas leaks and carbon monoxide (CO) poisoning if not installed or maintained well.

By law, an annual gas safety check will need to be carried out only by a gas fitter/engineer that is registered on the Gas Safety Register. For Landlords, a copy of all Gas Safety certificates must be given to the tenant.
